7 Points to note when creating a property classifieds listing
When creating a property listing online, you want to make sure you make an impression to any website user searching for a property online. General search online can be biased to bring in confused searchers who don’t know the keywords to use when searching for something online. This is not the case with real estate. Most people who are searching for property online know these keywords to use, like property, real estate, apartment, maisonette, bungalow, condo (well, this is not widely used but you get the drift).
So what happens when a serious house buyer lands on the property you are advertising? They look at the description, does this fit what am looking for, does it give me enough information worth pursuing, do the text and visuals appeal to me, location, is it well described? 
These are the questions the property buyer will be asking themselves all along. I have compiled a small list of points you need to figure out while advertising property online.
- Is your property well described?
Property description is meant to give your buyer a great briefing of what they are going to find once they go offline to the real property. You should make the buyer understand what the property is like. You need to find out the property type, size of land, location and even the age of the property. If its a new building dont forget to mention this.
- Are you communicating to the prospective buyer?
The buyer needs to feel like you are talking to them, well you dont need to write a composition but please make sure your language appeals to the buyer, invest in a few property jargon to show you know much about propery. They will be prompted to ask you questions about property investments, returns on investments, property value and you need this information at your fingertips. Words like spacious, well manicured, green, private garden, tiled floors, great view, proximity to various amenities, tarmacked , gated community, secure, infrastructure and ideal family home would make your description a well spiced one and will trigger alot of response from prospective buyers.
- Are you answering possible questions a buyer may ask?
The buyer may want to know whether there is security in the area you are selling the property. Are there schools? If you are selling a maisonette or 3 bedroomed apartment and cant tell the nearest schools, malls, private clubs you are not doing your homework well. You need to do this research and recite this info if possible. This could be the reason somebody will buy your property.
- Facilities
Be sure to describe all facilities available in the property you are selling. Number of bedrooms, are they master en-suite, do they tiled floors, is there a manicured garden, security walls, jacuzzi, balcony, garage, and the likes. Make sure they are known in advance, they sell.
- Maps
You should know the general direction of the property enough to pinpoint it in a map. In google maps API we use the address to locate the nearest point registered on google maps to locate your property. Do your search on google maps and identify the nearest point. Use it when feeding the property details.

- Images
As usual the visual impression goes miles to give the buyer lots of information about the property. They are able to see the newness of the property you are talking about, they could see if the finishings come in their taste and preferences. If possible include an image of surrounding areas, goes a big way in convincing the buyer to go for the sale.
- Feedback
Make sure you provide a good feedback, an email address, a full time number also comes in very handy. And when you have advertised make sure you don’t reject calls from strangers, you will lose millions
